  • If the client does not have time to meet and discuss the details of cooperation, what do I do?

    I do not work with information sales (how most agents work in New York), but I am involved directly in all stages of closing the issue with real estate objects (sale, purchase, rent etc.). If the customer is serious about cooperating with me, and wants to know about the advantages and the differences of my approach to the process, a personal meeting is a must.
    At the meeting, the first trust comes to each other, after which I find out the goals and motivation of the customer, and then I propose several possible scenarios for the upcoming cooperation. The final decision on further actions must be taken by mutual consent, without imposing any kind of obligations.

  • The object is already being sold by the client and several agents, why do not I work under these conditions?

    In such cases the owner acts in harm to his own interests. When a situation is created for the competition of sellers of one property, there is a high probability that the potential buyer will find and refer to the one with the lowest price.
    The second point, with a large number of objects submitted from different intermediaries on the advertising platform, often the buyers have an earlier developed feeling for this option. There are suspicions about the quality of the property, which is leads to the loss of a potential client.

  • Why the customer pays for services first as a seller, and then even when buying in the face of the buyer?

    This situation is usually called - "an alternative real estate transaction". When selling one object, another object is bought. The procedure itself can occur both simultaneously and alternately from the sale, and to the purchase.

    As it may seem at first sight, this chain of transactions is a common phenomenon. But, this is not so, and for understanding I'll give a couple of simple examples. Suppose the seller, when ordering services to sell their property from one intermediary, then buys another object with another realtor.   • Why is the value of the property offered by the client not always right?

    This is called the “owners wish”, which is usually formed in a number of ways:
    • Some neighbor's apartment was sold at such price;
    • In ads, similar objects are exhibited for this, or even higher prices;
    • The seller bought the house at a more expensive price, invested a lot of money and wants to earn the same amount.

    These examples are enough to understand the ignorance of what is happening on the market by the same sellers. They usually do not have real statistics. And the reality is that the exposed prices and sales in most cases are significantly different. The average price for an apartment is 5-15% of the initial price, and at home, recently, the usual situation is 20-40% of the starting price.
    My position is to set such a correct starting price, at which sufficient demand will be created. With the possibility of selling under the best conditions, and possible raising of the price.
